Building Profile Tunes Cap Rate Pricing
These characteristics adjust the suggested cap rate. Newer, renovated, well-positioned buildings price tighter; older, un-renovated, or higher-risk buildings price wider.
Building-wide finish level; it feeds the cap-rate profile. Condition and renovation budgets for individual apartments live inside each rent-roll row's detail drawer.
Tax abatements typically require rent stabilization for the duration of the benefit. When the abatement burns off, RS may continue or units may de-stabilize depending on program.
Utilities
This only affects annual operating expenses. If tenants pay their own heat, the Heat expense is excluded from NOI. Common-area utilities remain owner expenses.

Projects each unit's allowed legal renewal increase by regulatory bucket: Rent Stabilized (RGB), Good Cause Eviction (CPI+5%), or Free Market. Vacant free-market units also show market-reset rent, since that's the only time landlords can increase above the renewal cap.
